Stinson Beach is a small coastal village with a big price tag. Only a handful of homes sell in a typical month, and many of them are beach houses, lagoon homes in gated Seadrift, or older cottages on septic systems with permit histories that need a careful look. That makes the agent you choose matter more here than in most Bay Area towns.

This directory lists Realtors with active Zillow profiles, strong client ratings and recorded sales in Stinson Beach. Each profile shows the agent's brokerage, rating, specialties and background so you can decide who to call first.

Stinson Beach neighborhoods

Seadrift

A gated community on a 62-acre sandspit between the Pacific Ocean and Bolinas Lagoon. It was subdivided in 1951 and the lagoon was in place by 1966, according to the Stinson Beach Historical Society. Homes on the ocean side of Seadrift Road sit on the sand, while lagoon lots across the road often have private docks. Most of Stinson Beach's highest-priced sales happen here.

The Calles and Patios

The beachside grid of short streets next to the village, where many classic Stinson Beach cottages and beach houses sit within a block or two of the sand. The Calles were once the site of Willow Camp's tent cabins on Upton Beach.

Stinson Beach Highlands

A hillside neighborhood above the village, developed after 1944 by Douglas Nye and Lucien Marsh with half-acre ocean-view lots and wide streets. Homes here trade beach access for privacy, trees and views.

The Village and Old Town

The original town along Shoreline Highway, with older homes on the flats and on the hill above, close to the market, cafes and the main beach entrance in the Golden Gate National Recreation Area.

Panoramic Highway area

Homes along the road climbing toward Mount Tamalpais, with larger lots and long views over the beach and Bolinas Lagoon.

Questions

Frequently asked questions

Who are the best real estate agents in Stinson Beach, CA?

This directory features Stinson Beach Realtors with strong Zillow ratings and recorded local sales. Cristina di Grazia of Golden Gate Sotheby's International Realty is listed first: she holds a 5.0 rating on Zillow, has 27 years in real estate and has lived in Stinson Beach and Bolinas for nearly three decades. Sarah Butler, owner of Oceanic Realty in the village, and The Sherfey Group at Golden Gate Sotheby's also have long track records in Stinson Beach.

Who's a good Realtor to help me buy a beach house in Stinson Beach, CA?

Look for an agent who has handled beach houses and lagoon homes here before, because septic records, water district rules, coastal permits and short-term rental licensing all affect what a property is worth. In this directory, Cristina di Grazia is a West Marin coastal specialist whose 2026 sales include 310 Seadrift Road, an oceanfront home, and 215 Belvedere Avenue in the Stinson Beach Highlands. Sarah Butler of Oceanic Realty and The Sherfey Group also work closely with Stinson Beach buyers.

Which Stinson Beach Realtors know Seadrift oceanfront and lagoon homes?

Seadrift is a gated community with its own rules, so local experience counts. Cristina di Grazia's Seadrift work includes the 2026 sale of 310 Seadrift Road for $8,531,250. Sarah Butler co-listed 297 Seadrift Road, which sold in July 2026, and Alisa Knobbe Wynd of Golden Gate Sotheby's co-listed 130 Seadrift Road in 2026.

Which Stinson Beach agents have the highest client ratings?

Every agent featured in this directory holds a Zillow rating of 4.9 or higher, and nine of the ten hold a 5.0. Cristina di Grazia, Sarah Butler, The Sherfey Group and Ryan Rodoni of Coastal Marin Real Estate all carry 5.0 ratings. Reading the reviews themselves, and checking that they describe sales in or near Stinson Beach, tells you more than the number alone.

Who should I hire to sell my home in Stinson Beach?

Most sellers start by comparing agents with a record of local sales and marketing that reaches second-home and design-minded buyers. In this directory, that includes Cristina di Grazia, who has represented sellers of Seadrift, lagoon and Highlands homes and markets them through Sotheby's International Realty. The Sherfey Group and Linda Saint Amant, both with Golden Gate Sotheby's, and Sarah Butler of Oceanic Realty are also worth a call.

What should I look for in a Stinson Beach real estate agent?

Ask about recent sales in Stinson Beach specifically, not just Marin County. A strong local agent should be able to explain septic discharge permits with the Stinson Beach County Water District, Marin County coastal permit rules, flood and sea-level considerations for beachfront homes, and the county's short-term rental license rules. Ask how they will market the home or find off-market options, and who you will hear from day to day.

How much do real estate agents charge in Stinson Beach?

There is no set commission rate in California. Fees are negotiable and agreed in writing with your agent. Since August 2024, buyers also sign a written agreement with their agent before touring homes, which spells out how that agent will be paid. Ask each agent for their fee and exactly what services it covers before you sign.

What is the difference between a buyer's agent and a listing agent?

A listing agent represents the seller: pricing the home, preparing it for market, marketing it and negotiating offers. A buyer's agent represents the buyer: finding homes, reviewing disclosures and inspections, and negotiating price and terms. In a small market like Stinson Beach, many agents do both, so ask which side of the sale they handle most often.

What are the main neighborhoods in Stinson Beach?

The best-known areas are Seadrift, the gated community on the sandspit between the ocean and Bolinas Lagoon; the Calles and Patios, the beachside streets next to the village; the Stinson Beach Highlands on the hillside above town; the original village along Shoreline Highway; and homes along Panoramic Highway. Each has a different mix of beach access, views, privacy and price.

How can I check a Realtor's reviews and license before hiring?

Read the agent's reviews on Zillow, Google and their own website, and look for comments from clients who bought or sold in Stinson Beach or nearby West Marin. Confirm the agent's license status with the California Department of Real Estate's free online license lookup. Then interview two or three agents and ask each for examples of recent local sales.
